How much should a boiler cost to install?

A boiler installation should cost what the actual work demands: the appliance itself, the labour to fit it correctly, any pipework, flue and controls changes needed, plus a system flush and commissioning. A straight swap sits at the lower end, while a fuel or system change, or a relocation, pushes the figure up.

What the installed price is actually paying for

The number on a quote is never just the boiler. It covers the appliance, the flue run and its terminal position, the gas supply and whether it is adequate for the new appliance’s rated input, the condensate route and its termination, the system controls, the filter, the flush and the commissioning that proves the thing is running to the manufacturer’s tolerances. The variables that move the figure up or down

Some jobs are genuinely simple and should be priced that way. Others are not. The main things that shift a boiler replacement cost, in rough order of impact:

• Type change. Going from a conventional system with a cylinder and feed tanks to a combi means removing the cylinder, capping and stripping tank feeds, reworking the hot water distribution and often upgrading the incoming main. That is a full day or more of extra work before the new appliance goes on the wall.
• Relocation. Moving a boiler from an airing cupboard to a kitchen, or upstairs to downstairs, means new gas, new flue, new condensate and new primary pipework. It is the single most expensive decision most people make without realising it.
• Output and specification. A 24kW combi and a 35kW system boiler with a high flow rate are not the same purchase. Correct sizing comes from a heat loss assessment and the hot water demand of the property, not from what was there before.
• System condition. An old system full of magnetite needs a proper chemical flush or a power flush, and sometimes radiator replacement, or the new heat exchanger will silt up and the warranty terms will not protect you.
• Controls. Building regulations expect modern time and temperature control. Adding smart or load-compensating controls and thermostatic radiator valves adds cost and reduces running cost.
• Flue and access. Scaffolding, roof terminals, long horizontal runs and awkward loft routes all add labour and materials.

The lowest number in a pile of quotes usually has something missing from it.
